General Maintenance

Short-term Maintenance Items include:

  • Cleaning the kitchen and bath plumbing fixtures and countertops
  • Vacuuming carpets and properly cleaning and maintenance of other flooring
  • Changing the HVAC air filters regularly
  • Keeping trees and shrubs trimmed away from dwelling
  • Check for termite tubes at foundation perimeter
  • Inspect for mold or rotting – interior and exterior
  • Inspect the roof decking from the attic for leaks
  • Inspect under sinks and tub accesses for leaks
  • Check the auxiliary overflow drain line for dripping water
  • Inspect the dryer vent for lint build-up
  • Test GFCI receptacles regularly
  • Test smoke alarms regularly
  • Inspect the foundation perimeter for soil erosion or contraction away from the slab
  • Change the light bulbs when needed
  • Clean ceiling fans on a regular basis

Long-term Maintenance Items include:

  • Annual inspection and maintenance of HVAC system
  • Do not raise soil elevations or install flower beds adjacent to the foundation
  • Roof inspection every 5 years or after a severe storm where damage may be visible or after a hail storm
  • Exterior/Interior paint inspection every 5 years
  • Drain water heater annually in areas where hard water exists
  • Inspect and repair kitchen appliances annually
  • Inspect roof penetrations annually – roof jacks, appliance flues, etc.
  • Check and repair damaged window screens annually
  • Inspect and clean bathroom and kitchen exhaust vents annually
  • Inspect attic areas for improper storage of materials – annually
  • Inspect doors and windows for proper operation – annually
  • Inspect overhead garage doors and openers annually
  • Inspect for improper storage of chemicals and hazardous materials inside and outside of dwelling – annually
  • Inspect fencing and gates – annually
  • Be aware of construction around your property – watch for spillage of hazardous materials or alterations in topography that may adversely affect the drainage on your land. It’s easier to correct if caught early.
  • Annual termite inspections by a licensed professional
  • Change batteries in smoke detectors – annually
  • Change or sharpen lawn mower blades
